The guest is permitted use of the property under a Licence to Occupy the premises. This does not constitute a tenancy. The property can be used for Short-Term Accommodation only. The property is not to be used for any commercial activity, wedding, party, gathering or any other function.
The cottage is equipped for up to 6 holiday makers. No mattresses, tents or caravans, or more cars than the property accommodates are allowed. If this is not followed you may be asked to leave and no monies will be refunded.
They may be a maximum amount of 2 vehicles allowed onsite. No more than the maximum amount of vehicles are permitted and we ask that guests ensure they show consideration to neighbours and other vehicles in regards to parking restraints.
Your holiday property is available from 2.00pm on your day of arrival. Check out time is strictly 10.00am on the day of departure or the guest will be charged an additional night.
You will be charged a bond of $1,000 on all bookings. The bond will be refunded once the property has been cleaned and checked for damage.
Smoking is not permitted in the property.
The property is pet friendly, but no pets are allowed inside the house.
NO coal fire or similar BBQ’s - are permitted to be used at the property. If BBQ’s are brought onto the property and used the guest may be immediately asked to leave or lose their security bond
Pet friendly accommodation at Hawks Nest
No applicant under the age of 25 will be permitted to occupy holiday properties unless accompanied by an adult. No group bookings for under 25’s are permitted. We have the right to cancel the booking immediately and the full amount of the accommodation will be refunded.
The property is not a party house and that any such activities are strictly prohibited.
There is no unacceptable noise 24/ 7 including during arrival and departure and strictly no noise between the hours of 10pm and 8am.
Guests must abide by any noise abatement conditions, standards and orders issued by Police, regulatory authority, Property Manager or Security Guard to minimise impacts on the residential amenity of neighbours and the local community.
Neighbours must not be woken by any means. Offensive or anti-social behaviour that disturbs the peace and quiet or residential amenity of neighbours is not tolerated.
Guests and Visitors must clear decks between 10pm and 8am. If there is excess noise our neighbours will call and there is a $200 call out fee for security to attend.
Our housekeeper has prepared your property to a high standard. We ask in turn that you show consideration by being neat and tidy and placing wrapped garbage in the bins provided. Bins need to be taken out for collection on the night before collection.
If the council bins are not left out an additional fee of a minimum $100.00 will be charged.
Excess rubbish must not be left or disposed of in public. Boxes of rubbish left by the garbage bin will not be picked up and we ask that you dispose of excess rubbish at the council tip.
If on arrival by a guest the premises are unclean, or it comes to the attention of the guest that the premises have been damaged, the guest must promptly notify us and allow Margarets Hamptons Cottage or its agents, contractors or employees access to the premises for the purposes of inspection or repair. If cleaning issues are not reported on arrival we assume you have accepted the property’s presentation as is and no refunds will be offered after your stay.
You must not tamper with or change a door lock in the premises. If you lock yourself out, a call-out-fee of $100.00 will be charged for after hours, weekends and public holidays to unlock the premises. In the event of lost keys, fobs or swipe cards the guest will be required to pay for the change/replacement of keys/fob/swipe.
All damages, breakages or losses to the property, furniture and furnishings need to be reported immediately. Should you discover a fault or breakage when you arrive, please advise us or we will consider those the responsibility of the current guest and charge accordingly. Funds will be deducted from the bond if we need to claim, which may include, but is not limited to, the following: excess cleaning fees, damages or breakages, excess garbage removal, late check out.
A $50.00 BBQ cleaning fee will be charged for uncleaned BBQ’s.
The owner of the premises are not responsible for, and guests herby release them from any liability in respect of, any injury, debt, damage loss, cost,, delay, expenses or inconvenience caused directly or indirectly by events beyond the owner’s control.
Cancellations – In the event of you cancelling your holiday booking for any reason whatsoever, it will be a condition that no refund will be made unless, and until, the premises are re-let by one booking for the full rental period. A service fee of $75 will apply to all cancelled bookings. The booking fee is also non-refundable. If the property is not relet the deposit is forfeited. If you shorten your stay, the unused portion of your rental is not refundable.
The consequences for not complying from the Terms and Conditions may include: enforcement action from The Owner, Security Services, Local Council or Police. Enforcement action may result in termination of permission to occupy the property, eviction, loss of monies paid, charges against the security deposit and extra charges.
